FAQ

We have a handful of stunning walkout lots that may be purchased directly from the developer. Buyers are required to build with one of our carefully selected showhome builders to complete home construction. Alternatively, buyers are welcome to work directly with one of our showhome builders and buy a home and lot directly through them.

We’ve curated a list of exceptional home builders to help you build your home from start to finish. Our showhome builders are:

    1. Richmond Custom Homes
    2. Kimberley Homes
    3. Carrington Homes
    4. Carriage Signature Homes

We require all buyers to provide Carrington Land with a refundable $15,000 compliance deposit. This deposit is to ensure that the architectural guidelines, landscaping guidelines and overall subdivision principles are adhered too. Once your home is fully built, you can apply for a home inspection through our architectural review agent. Once your inspection has been approved, we will refund your deposit.

The No Build Zone is a covenant registered on title that outlines that type of structures that may or may not be constructed in this area of the lot. In Trailhead, no permanent buildings, structures, structures for habitation, garage sheds, decks or foundations of any kind shall be constructed, located or overhang into the No Build Zone. Fences, Landscaping, play equipment, and some pools (approved only by a geotechnical engineer) may be built within the No Build Zone in accordance with all other applicable requirements and municipal bylaws, permits and codes.

In Trailhead, we have 3 prominent architectural styles to choose from, Modern Farmhouse, Transitional and West Coast Contemporary. The vision of the developer is to create a community where the quality, design, character and curb appeal of the homes highlights the diversity of the Okanagan Valley. All homes in Trailhead must be built according to the architectural guidelines. For more information, please be sure to read the community architectural guidelines.

In ground only pools, hot tubs and spas are permitted. Pools, hot tubs and spas must be located between the residence and the rear yard and not within view from the street parallel to the front yard. A detailed landscaping concept plan is to be submitted for approval to the Design Consultant, and pools must be included prior to commencement of construction. For more information, please be sure to read the community architectural guidelines.
